By virtue of an Order of Sale No. CV2022 02 0546 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 30TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

Being part of Lots Numbers 603 and 604 in P. T. McCourt Allotment as recorded in Plat Book 34, Pages 44 to 51 inclusive and bounded and described as follows:

Beginning in the West line of said Lot Number 603, which is also the East line of Hammel Street, 31.50 feet South of the Northwest corner of said Lot Number 603; thence South along the West line of said Lots Number 603 and 604, which is also the East line of Hammel Street, 47.25 feet; thence East parallel to the South lines of said Lot Number 604, 110 feet to the East line of said Lot Number 604; thence North along the East line of said Lots Number 604 and 603, 47.25 feet; thence West parallel to the South line of said Lot Number 603, 110 feet to the place of beginning.

Prior Deed Reference: Deed from William O. White, to Dianne M. Allen, recorded on 05/27/1987 as Volume 7454, Page 243 of Summit County Records.

 

Property located at: 1263 Hammel Street, Akron, OH 44306.

Property appraised at: Thirty-nine Thousand Dollars ($39,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov

on the 13th day of January, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
