By virtue of an Order of Sale No. CV2021 06 1872 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

OF JANUARY, A.D., 2023

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Northfield Center, County of Summit and State of Ohio: And known as being Unit No. 5, Building No. 2 together with the undivided interest (the percentage of which is currently 6.1536 percent but is subject to change from time to time in accordance with the terms of the Declaration, as herein after defined) in and to all the common areas and facilities (the "Common Areas") appurtenant to said unit in Northfield Woods Condominium, as shown by the drawings recorded in Cabinet A of Condominium Maps, Slides 354 to 359, inclusive of Summit County Records, and as further described by the Declaration of Condominium Ownership (including all exhibits thereto), as recorded in Volume 6916, Page 521 to 641 inclusive, of Summit County Records (the "Declaration").

 

Property located at: 21 Firebush Lane, Unit 5 - Bldg. 2, Northfield, OH 44067.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 3rd day of February, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
