By virtue of an Order of Sale No. CV2022 06 2144 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

Being a part of the West one-half of Fractional Section No. 2 in said township and more fully described as follows:

Beginning at an iron pipe found on the North line of said section and township which is South 86 deg. 00 E., 714 feet as measured along said section line from the Northwest corner thereof and thence along said section and township line, South 86 deg. 00 E., 100.00 feet to an iron pipe; thence South 4 deg. 58' W., 372.67 feet to the center line of Akron-North Canton Road as now monumented; thence along said road center, N. 63 deg. 59' W., 107.15 feet; thence along the East line of property now or formerly owned by Orville J. Taylor as recorded in Deed Volume 1680, Page 726, N. 4 deg. 58 min. East, 332.49 feet to the place of beginning and containing 0.81 of one acre of land as surveyed January 7, 1941, by Gehres & Kingsley, Surveyors. Iron pipe are set North 4 deg. 58 min. East, 32.15 feet from the Southwest and Southeast corners of the above described premises. It is the intention of this description to describe the West 100 feet of Parcel No. 2 in the unrecorded allotment made for Savannah Raber by M. S. Miehler in September 1930.

Property appraised at: One Hundred Fourteen Thousand Dollars ($114,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 10th day of February, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
