By virtue of an Order of Sale No. CV2020 03 1049 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 27TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Sagamore Hills, County of Summit and State of Ohio:

And known as being part of Original Northfield Township Lots Nos. 68 and 69 and bounded and described as follows:

Beginning at a point on the centerline of Boyden Road, said point being N. 0 degrees 05' 20" E., a distance of 275.0 feet from the centerline of Highland Road; thence North 89 degrees 54' 40" W., a distance of 188.56 feet to a point; thence N. 0 degrees 05' 20" E., a distance of 244.64 feet to the center of Glencrest Road; thence N. 82 degrees 25' 40" E., along said centerline of Glencrest Road, a distance of 190.26 feet to the center of said Boyden Road; thence S. 0 degrees 05' 20" W., along said centerline of Boyden Road, a distance of 270.0 feet to the place of beginning and containing 1.1245 acres of ground, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Eighty-three Thousand Dollars ($183,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 10th day of February, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
