By virtue of an Order of Sale No. CV2020 03 0969to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio and known as being part of Original Lot 33 in the Original Township of Norton, also known as being part of land now or formerly owned by Christine Hanger as recorded in O.R. 2053, Page 213 of the Summit County Recorder's Office and more particularly described as follows:

Beginning at a lead center monument found on the South line of said Lot 33 at the Southeast corner of Pamdon Heights Allotment as recorded in Plat Book 66, Page 11 of the Summit County Recorder's Office; thence, along said Southerly line of said Lot 33, South 87 deg. 49' 36" East, a distance of 868.28 feet to a 5/8" capped rebar (C & A) found at the Southeast corner of said Christine Hanger and the true place of beginning for the parcel herein described; thence, along Hangers East line, North 02 deg. 44' 57" East, a distance of 179.88 feet to a 5/8" capped rebar set (Angle Right Surveying Corp.); thence, along a new division line, North 87 deg. 49' 36" West, a distance of 566.07 feet to a 5/8" capped rebar set (Angle Right Surveying Corp.) on the Easterly right of way of line of U.S. Rt. 21; thence, along said Easterly right of way line of U.S. Rt. 21, South 10 deg. 26' 06" West, a distance of 67.53 feet to a 5/8" capped rebar (C&A) found; thence, continuing along said Easterly right of way of U.S. Rt. 21, South 15 deg. 22' 34" West, a distance of 85.29 feet to a 5/8" capped rebar (C&A) found; thence, along the South line of said Hanger, South 87 deg. 49' 36" East, a distance of 450.20 feet to a 5/8" capped rebar set (Angle Right Surveying Corp.) at the Northeast corner of land now or formerly owned by Christine Hanger as recorded in O.R. 2053, Pg. 211 of the Summit County Recorder's Office; thence, along said Hangers East line, South 02 deg. 10' 24" West, a distance of 30.00 feet to a 3/4" open top pipe found on the South line of said Original Lot 33; thence, along said South line of said Lot 33, South 87 deg. 49' 36" East, a distance of 143.24 feet to the true place of beginning, containing 2.0882 acres as surveyed by Robert S. Parks, PS 7012 in June 2005. Basis of bearings is an assumed meridian and used to denote angles only.

Deed Reference Number: Dated January 6, 2006, filed February 7, 2006, recorded as Instrument Number 55286607, Summit County, Ohio records.

 

Property located at: 3660 Golf Course Drive, Norton, OH 44203.

Property appraised at: Five Hundred Fifty-eight Thousand Dollars ($558,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 10th day of February, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
