By virtue of an Order of Sale No. CV2019 04 1425to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 23RD DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Hudson, County of Summit and State of Ohio:

And known as being part of Lot 75 in Hudson Township and further described as follows:

Beginning at a point in the East line of Lot 75 and center line of the Hudson-Twinsburg Road, State Route #91, 1995.21 feet North of monument at the intersection of the center lines of said Route 91 with State Route 631 and being 270 feet South of the Northeast corner of a 4 acre parcel described in Summit County Deed Records Vol. 2030, Page 43; thence N. 89 deg. 58' 40" W., 330 feet passing over an iron pin at 33', to an iron pin; thence N. 0 deg. 10' W., 90 feet to an iron pin; thence S. 89 deg. 58' 40" E., 330 feet to point in the East line of Lot #75 and road center, and passing over an iron pin at 33 min. from said point; thence S. 0 deg. 10' E., 90 feet to the beginning.

Property appraised at: One Hundred Ninety-two Thousand Dollars ($192,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 7th day of October, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
