By virtue of an Order of Sale No. CV2022 05 1774 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 9TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Land situated in the City of Akron, in the County of Summit, in the State of Ohio:

Being part of Lots Number 144 and 145 of the T.S. Myers Third Allotment as surveyed, numbered and recorded in Plat Book 13, Page 33, of the plat records of Summit County, Ohio and being bounded and described as follows:

Beginning at the Northeast corner of said Lot 145; thence Southerly along the East line of said Lots 145 and 144, a distance of 90.06 feet to the Southeast corner of said Lot 144; thence Westerly along the South line of said Lot 144, a distance of 40 feet to a point; thence Northerly and parallel to the East line of said Lots 144 and 145, 90.86 feet to a point in the North line of said Lot 145; thence Easterly along the North line of said Lot 145, 40 feet to the place of beginning.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 30th day of December, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
