By virtue of an Order of Sale No. CV2020 01 0152to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Green, County of Summit, State of Ohio and is described as follows:
And known as being a part of the Southeast quarter of Section No. 9 further bounded and described as follows, to wit:
Beginning at a point in the North line of said Southeast quarter of Section No. 9 and in the center line of the New Portage-Uniontown Road, which point is 817.50 feet East of the Northwest corner of said Southeast quarter of Section No. 9; thence East along the North line of said Southeast quarter of Section No. 9 and the center line of said New Portage-Uniontown Road, a distance of 100.00 feet to a point; thence S. 0 deg. 18' 20" E., parallel to the West line of said Southeast quarter of Section No. 9, a distance of 871.20 feet to an iron pipe (an iron pipe is set on this line 30.00 feet from the center line of said New Portage-Uniontown Road); thence West parallel to the North line of said Southeast quarter of Section No. 9, a distance of 100.00 feet to an iron pipe; thence N. 0 deg. 18' 20" W., parallel to the West line of said Southeast quarter of Section Number 9, a distance of 871.20 feet to the place of beginning and contains two (2) acres of land, be the same more or less, but subject to all legal highways as surveyed by W. S. Mathews in August, 1943 (an iron pipe is set on this line 30.00 feet from the center line of said New Portage-Uniontown Road).

Property appraised at: One Hundred Sixty-five Thousand Dollars ($165,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of April, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
