Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio, and known as being part of Original Lot 56 formerly Northampton Township, and more fully described as follows:
Beginning at a point on the centerline of Northampton Road (60 feet in width) at the Southeast corner of said Original Lot 56; thence North 00 deg. 55' 15" East, along the centerline of said Northampton Road and the East line of said Original Lot 56, a distance of 1199.92 feet to the true place of beginning for the parcel herein described; thence South 89 deg. 56' 45" West along the North line of land now or formerly owned by Joanne S. & Charles E. Hammond as recorded in Deed Volume 5803, Page 408 of the Summit County Record of Deeds, a distance of 320.00 feet, passing over an iron pin found at 30.00 feet, to an iron pin set; thence South 00 deg. 55' 15" West along the West line of said Joanne S. & Charles E. Hammond land, a distance of 126.02 feet to an iron pin set; thence South 89 deg. 56' 45" West along the North line of land now or formerly owned by Jeanne M. Zinlmerman as recorded in Original Record 1791, Page 1492 of the Summit County Record of Deeds, a distance of 200.00 feet to an iron pin set; thence North 00 deg. 55' 15" East, a distance of 251.48 feet to an iron pin set; thence North 89 deg. 56' 45" East, a distance of 520.00 feet, passing over an iron pin set 30.00 feet from the centerline of said Northampton Road, to a point on the centerline of said Northampton Road; thence South 00 deg. 55' 15" West, along the centerline of said Northampton Road and the East line of said Original Lot 56, a distance of 126.46 feet to the true place of beginning and containing 90,430 square feet or 2.0760 acres of land, more or less. Said parcel is subject to all easements, restrictions and reservations of record. Iron pins set are 1/2" diameter, by 30 inch length rebar, with an orange cap stamped "Roeder P.S. 7693".

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
