By virtue of an Order of Sale No. CV2022 09 3021 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of Lot Number Twenty-seven (27) in the Lockwood Acres Allotment as recorded in Plat Book 36, Page 61 thru 65, Summit County Records and bounded and described as follows, to-wit:

Beginning at a point in the South line of said Lot No. 27, which point is North 88 deg. 59' 20" West, 413.16 feet from the Southeast corner of said Lot 27; thence North 88 deg. 59' 20" West, 106.58 feet to a point; thence North 1 deg. 00' 40" East, 197.90 feet to a point in the South line of Hyfield Avenue; thence South 88 deg. 59' 20" East, 106.58 feet along the South line of Hyfield Avenue, to a point; thence South 1 deg. 00' 40" West, 197.90 feet to the principal place of beginning.

Property appraised at: Ninety-six Thousand Dollars ($96,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 12th day of May, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
