By virtue of an Order of Sale No. CV2022 10 3680to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Original Portage Township Lot No. 18, West of Portage Path bounded and described as follows:

Beginning in the Westerly line of Mercer Avenue South 1 deg. 28' West, 288 12/100 feet from its intersection with the monumented center line of Diagonal Road; thence South 1 deg. 28' West along the Westerly line of Mercer Avenue, 63 18/100 feet to the South Easterly corner of land conveyed to Howard H. Palmer by deed dated August 24, 1926 and recorded in Volume 1116, Page 206 of Summit County Records; thence North 68 deg. 08' West along the Southwesterly line of land so conveyed to Howard H. Palmer 112 81/100 feet; thence North 22 deg. 59' East, 40 feet; thence South 80 degrees 11' 25" East, 92 04/100 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Forty-five Thousand Dollars ($45,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 19th day of May, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
