By virtue of an Order of Sale No. CV2022 09 2996to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Known as being Parcel Number 10 of the proposed Naber Cottage Grove Allotment of the Jacob Matter Farm in Tram Seven (7) Springfield Township and more fully described as follows:

Beginning at a point in the intersection of the center line of Mohican Boulevard and Pawnee Boulevard; said beginning point is further described as follows:

Beginning at the intersection of the center line of Lake Road (Sanitarium Road) with the West line of the Jacob Naber Allotment, as recorded in Plat Book 25, Page 45, produced Northerly thence East along the center line of the Lake Road, 308.67 feet to a point; thence South 42 deg. East along the center line of Pawnee Boulevard, 265.61 feet to the true place of beginning; thence Northwesterly along the center line of Pawnee Boulevard 69.17 feet to a point; thence West along a line parallel to Mohican Boulevard 97.26 feet to a point; thence South 69.00 feet to a point in the center line of Mohican Boulevard which is 102.04 feet West of the intersection of center lines of Mohican Boulevard and Pawnee Boulevard; thence East along the center line of Mohican Boulevard 102.04 feet to the place of beginning.

Property appraised at: Sixty-three Thousand Dollars ($63,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 2nd day of June, 2023. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
