By virtue of an Order of Sale No. CV2021 11 3688to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the State of Ohio, County of Summit and State of Ohio:
Being Lot 98 of Eastwood Heights Allotment, as the same is numbered and delineated upon the recorded plat thereof, of record in Plat Book 31, Pages 12-18, Recorder's Office, Summit County, Ohio. Excepting therefrom the following described premises:
Situated in the City of Akron, County of Summit and State of Ohio:
And known as being part of Sublot 8 in the Eastwood Heights Allotment as shown by the recorded plat in Volume 31 of Maps, Pages 12-18, inclusive of Summit County Records, and further described as follows: Beginning at the Northeast corner of said Sublot 98; thence Southerly along the Easterly line of said Sublot 98, a distance of 341.44 feet to the Southeast corner of Foxboro Avenue, a distance of 60.00 feet to a point; thence Northerly parallel to the Easterly line of Sublot 8, a distance of 341.27 feet to a point on the North line of said Sublot 98 and the South line of Eastwood Avenue; thence Easterly along the North line of said Sublot 98 and South line of said Eastwood Avenue; a distance of 60.00 feet to the place of beginning as surveyed by J. G. Headley, Reg. Prof. Surveyor #4541, in June 1971, be the same ore or less, but subject to all legal highways. (formerly Registered Land).

Property appraised at: One Hundred Seventeen Thousand Dollars ($117,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 6th day of October, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
