Property appraised at: Seventy-five Thousand Dollars ($75,000.00).
The appraisal was completed based on an exterior view of the property only.
"TO BE SOLD SUBJECT TO THE MORTGAGE OF DEFENDANT, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC., AS NOMINEE FOR HOWARD HANNA MORTGAGE SERVICE. MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AS APPRAISED AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBLIGATION SECURED BY THE MORTGAGE IN FAVOR OF DEFENDANT, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC., AS NOMINEE FOR HOWARD HANNA MORTGAGE SERVICE. HOWEVER, APPRAISAL IS $75,000.00 WHICH IS LESS THAN THE LIEN AMOUNT. JUDGMENT OF MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC., AS NOMINEE FOR HOWARD HANNA MORTGAGE SERVICE IS $78,171.52. PER THE JUDGMENT ENTRY GRANTING SUMMARY JUDGMENT AND DECREE OF FORECLOSURE, IN THE EVENT THAT THE TWO THIRDS OF APPRAISED VALUE IS LESS THAN THE MORTGAGE VALUE, THE SHERIFF SHOULD SET THE MINIMUM BID AT ZERO. OPENING BID IS $0.00."
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 13th day of October, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
