By virtue of an Order of Sale No. CV2022 07 2303to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 29TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Hudson, County of Summit and State of Ohio:

And known as being a part of Lot No. 40 of said city and more fully described as follows, to wit:

Beginning at a point on the East line of said Lot No. 40 and in the center line of Stone Road, said beginning point being N. 3 deg. 50' East, 650.00 feet as measured along said lot line and road center from the Southeast corner of said Lot No. 40; thence along a line which is parallel to the South line of said lot, North 86 deg. 02' 30" West, 230.00 feet; thence along a line which is parallel to the East line of said lot, North 3 deg. 50' East, 100.00 feet; thence South 86 deg. 02' 30" East, 230.00 feet to the East line of said lot and road center; thence along said lot line and road center, South 3 deg. 50' West, 100.00 feet to the place of beginning and containing 0.528 of one acre of land but subject to all legal highways.

Property located at: 6244 Stone Road, Hudson, OH 44236.

Property appraised at: One Hundred Eighty Thousand Dollars ($180,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 13th day of October, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
