By virtue of an Order of Sale No. CV2022 02 0609 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 6TH DAY
OF OCTOBER, A.D., 2023
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Coventry, County of Summit and State of Ohio:
And known as being a section off the Northerly end of Lot Number 110 in that part of the Sawyer and Maynes Shore Acres Allotment known as Oak Point Allotment Number 2, as recorded in Plat Book 29, Pages 12 and 13, Summit County Records of Plats, said section consisting of 74.50 feet along the West line of said lot from the Northerly end thereof, and 64.10 feet along the East line of said lot from the Northerly end thereof, subject to all conditions and restrictions of record.
PARCEL 2:
Situated in the Township of Coventry, County of Summit and State of Ohio and known as being lots numbered 105 and 106 in the Oak Point Allotment Number 2, as recorded in Book 29, Pages 12 and 13 of Summit County Records of Plats, subject to all conditions and restrictions of record.
Property located at: 3807 Hummel Drive, Akron, OH 44319.
Property appraised at: One Hundred Seventy-four Thousand Dollars ($174,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
