By virtue of an Order of Sale No. CV2022 11 3893to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 6TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Being the premises known and described as being all of Lot 106 in the Sawyer and hayes Springfield Center Allotment as recorded in Plat Book 39, Pages 36 and 37 of the Summit County Records of Plats, be the same more or less.

Except the following described premises:

The North ten (10) feet of Lot 106 in the Sawyer and Haynes Springfield Center Allotment as recorded in Plat Book 39, Pages 36 and 37 of the Summit County Records of Plats.

Deed Reference Number: Dated September 30, 2016, filed October 6, 2016, recorded as Instrument Number 56246495, Summit County, Ohio records.

 

Property located at: 618 Dennison Avenue, Akron, OH 44312.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 20th day of October, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
