By virtue of an Order of Sale No. CV2023 02 0624 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Section 12, and bounded and described as follows:
Beginning at the intersection of the center line of Rex Lake Drive (TR 423) and the center line of a 70 foot wide channel which point is N. 47 deg. 56' W., along the center line of said Rex Lake Drive, a distance of 230 feet from the intersection of said center line with the projected lot line between Lots 6 & 7 of A. J. Jelman's Subdivision recorded in Plat Book 34, Page 68 of the Summit County Records of Plats; thence N. 70 deg. 04' E., along said channel center line, a distance of 52.65 feet to a point; thence S. 86 deg. 23' E., along said channel center line a distance of 306 feet to a point; thence N. 59 deg. E., along said channel center line a distance of 98.0 feet to a point; thence S. 21 deg. 13' 14" W., a distance of 303.81 feet to a point in the center line of said Rex Lake Drive; thence N. 63 deg. 12' 40" W., along said center line a distance of 177.44 feet to an angle point; thence N. 47 deg. 56' W., along said center line a distance of 230 feet to the place of beginning and containing 1.355 acres of land. Rights of the public in and to that portion of the land lying within Rex Lake Drive. Any reference to acreage in the legal description is for description purposes only and is not an assurance of the quantity of land.

Property appraised at: Six Hundred Forty-two Thousand Dollars ($642,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
