By virtue of an Order of Sale No. CV2023 04 1255to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio and known as being a part of Tract No. 7 in said township and more fully described, to-wit:

Commencing at the intersection of the center line of the Canton Road (as located in the year 1919) with the center line of Lake Road; thence along the center line of said Lake Road, the following courses:

South 70 deg. 54' East, 654.65 feet; thence South 87 deg. 24' 30" East, 396.0 feet; thence South 71 deg. 46' 30" East, 360.0 feet to the center line of Woodland Road; thence along the center line of said Woodland Road. North 60 deg. 63' 40" East, 323.36 feet to a point; thence North 1 deg. 12' 50" West, 943.91 feet to the center line of Ewart Road, 50 feet in width; thence along said road center North 89 deg. 56' 10" West, 295.0 feet to the true place of beginning of land to be herein described; thence South 1 deg. 12' 50" East, 290.0 feet to the center line of Old Home Road; thence North 89 deg. 56' 10" West, 115.0 feet to a point; thence 1 deg. 12' 50" West, 290.0 feet to a point in the center line of Ewart Road; thence along said center line, South 89 deg. 56' 10" East, 115.0 feet to the true place of beginning. Reserving from the above described premises a parallel strip of land 25 feet in width off and along the North, East and South sides thereof for street purposes. Also reserving the right to number said premises as Lot Nos. 247, 248, 308 and 309 of Lakeview Knolls Allotment unrecorded.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 20th day of October, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
