By virtue of an Order of Sale No. CV2021 06 1722to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

OF OCTOBER, A.D., 2023

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

And known as being all of Building 20, Unit B of the Fairway Villas Condominium, Phase III, as described in the declaration of condominium ownership for Fairway Villas Condominium recorded in Volume 5423, Page 447 and as shown on the drawings thereof recorded in Plat Book 86, Page 47, with the amendment adding Phase III, recorded in Volume 5567, Page 823 and the drawings thereof recorded in Plat Book 91, Page 39 thru 46 of Summit County Records of Plats, together with an undivided percentage interest in the common area and facilities as described in said declaration, as amended of record, be the same more or less, but subject to all legal highways.

Property located at: 2542 Royal County Down, Unit B, Uniontown, OH 44685.

Property appraised at: Seventy-five Thousand Dollars ($75,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of November, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
