And known as being Unit No. 2102 of Greenwood Village Condominium No. 3, Parcel No. 5 together with its 1.759 percentage interest (which percentage of interest may be hereafter ameneded pursuant to Paragraph 15 of the declaration of condominium ownership) in and to all the common areas and facilities in Greenwood Village Condominium No. 3, as shown by the drawings of said Greenwood Village Condominium No. 3 recorded in Plat Book 78, Pages 66 to 82 inclusive of Summit County Records and as further described in said declaration of condominium ownership of Greenwood Village Condominium No. 3 and in the bylaws and drawings thereto as Exhibits A and B, respectively filed for record as Instrument No. 600689 of the Summit County Recorder's Office, and the First, Second, Third and Fourth Amendments to declaration of condominium ownership of Greenwood Village Condominium No. 3 filed for record as Instrument Nos. 606819, 606820, 612925 and 617587, respectively of the Summit County Recorder's Office, be the same more or less.

Property appraised at: One Hundred Sixty-two Thousand Dollars ($162,000.00).
The appraisal was completed based on an exterior view of the property only.

MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AS APPRAISED AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBLIGATION SECURED BY THE MORTGAGE IN FAVOR OF DEFENDANT, JP MORGAN CHASE BANK, NATIONAL ASSOCIATION MORTGAGE. TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of November, 2023. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
