By virtue of an Order of Sale No. CV2023 01 0075 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 3RD DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being a part of Tract 6 (six) in Portage Township and described as follows:
Beginning in the Southwest corner of lands deeded by William Zeller to F. E. Lyon, August 28, 1892; thence East along the North line of the 10.30 acre Doyle Tract, 350 feet to the West line of Julian Avenue, extending 125 feet; thence West parallel to said Doyle land 350 feet to the East line of the Hardesty Tract; thence South along said East line to the place of beginning. Said premises are further known and described as follows:
Situated in the City of Akron, County of Summit and State of Ohio, and known as being a part of Tract Six (6) in Portage Township, and described as follows, to-wit:
Beginning at the Southeast corner of Lot No. 102 of the Akron Heights Allotment, as recorded in Plat Book 8, Page 38, Summit County Records of Plats, said point being the West line of Julien Avenue; thence West along the South line of said Lot No. 102 extended a distance of 350 feet to a point; thence South parallel with the West line of Julien Avenue 125 feet to a point; thence East parallel with the South line of said Lot 102, extended 350 feet to a point; thence North along the extended line of Julien Avenue 125 feet to the place of beginning and containing one acre of land.
Property located at: 252 Lookout Ave., Akron, OH 44310.
Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
