By virtue of an Order of Sale No. CV2023 04 1247to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 16TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being all of Lot 16 in the Wooster Avenue Allotment, as recorded in Plat Book 24, Page 64 of the Summit County, Ohio records.
PARCEL II:
Situated in the City of Akron, County of Summit and State of Ohio:
And known as being part of Lot 15 in the Wooster Avenue Allotment as recorded in Plat Book 24, Page 64-65, Summit County Records, being more fully described as follows:
Beginning at the Northeast corner of Lot 15 Wooster Avenue Allotment; thence along East line of said lot due South 67.00 feet; thence S. 89 deg. 56' W., 50.00 feet; thence along the West line of said lot due North 52.00 feet to the PC of a curve with a radius of 15 feet, and a center angle of 89 deg. 56'; thence along the arc of the curve Northeasterly 25.74 feet to the PT of said curve; thence N. 89 deg. 56' E., 35.00 feet to the place of beginning, as survey by E. A. Hand, Registered Surveyor in September, 1974.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 1st day of March, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
