By virtue of an Order of Sale No. CV2023 08 2764 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio
PARCEL 1:
Being Sublots 323 and 324, May Avenue of R. B. Hartwig's Liberty Park Subdivision, of a part of Original Lot No. 42, in the Township of Sagamore Hills (formerly Township of Northfield), as shown in plat of said R. B. Hartwigs Liberty Park, registered August 22, 1919 in Volume of Plats No. 25, Page 14 and 15.
PARCEL 2:
Being all of Sublots No. 322, May Avenue, in R. B. Hartwig's Liberty Park Subdivision of a part of Original Nothfield Township Lot No. 42, as shown by the recorded plat in Volume 25 of Maps, Pages 14 and 15, of Summit County Records.
Excepting the following:
Beginning at a point in the South line of said Sublot No. 322, at a point 3 feet (East of the Southwest corner thereof); thence West 3 feet, to the Southwest corner of said Sublot No. 322; thence North along the West line of said Sublot No. 322, a distance of 124 feet to a point in the Northwest corner of said Sublot No. 322; thence Southeasterly on a straight line to the place of beginning and intending to described herein a triangular parcel of land having a base of 3 feet and the apex thereof in the Northwest corner of Sub Lot No. 322.
Prior Deed Reference: Deed from Decree Determining Heirs of the Estate of Joyce Marie Wolos, deceased, to Craig Wolos aka Craig J. Wolos, recorded on 02/19/1993 as Book 224, Page 57793, Instrument No. 199786 of Summit County Records.
Property located at: 233 May Avenue, Northfield, OH 44067.
Property appraised at: One Hundred Seventy-four Thousand Dollars ($174,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
