By virtue of an Order of Sale No. CV2023 02 0409 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Akron, County of Summit and State of Ohio, and known as being Lot Number 125 in the Colonial Home Allotment as platted by Bankers Guarantee Title and Trust Company, Trustee and recorded in Plat Book 15, Page 14, Summit County Records of Maps.

Situated in the City of Akron, County of Summit and State of Ohio and known as being part of Lot No. 5, Tract No. 4 formerly in Springfield Township and more fully described as follows, to-wit:
Commencing at a spike at the center line intersection of Springfield Lake Boulevard and Hilbish Avenue and thence along the center line of said Springfield Lake Boulevard, S. 89 deg. 29' W., 1481.94 feet to an angle in said center line; thence continuing along the said center line, S. 73 deg. 01' W., 136.13 feet to the true place of beginning of land herein described; thence continuing along the center line of Springfield Lake Boulevard S. 73 deg. 01' W., 70 feet (an iron pin in N. 16 deg. 59' W., 30.00 feet from this point); thence at right angles N. 16 deg. 59' W., 207.39 feet to an iron pin; thence N. 67 deg. 59' W., 207.39 feet to an iron pin; thence N. 67 deg. 52' E., 70.28 feet to an iron pipe; thence S. 16 deg. 59' E., 213.70 feet to the place of beginning (an iron pipe is N. 16 deg. 59' W., 30.00 feet from this point) and containing 0.338 of one acre of land.

Commencing at a spike at the center line of Springfield Lake Boulevard and Hilbish Avenue and thence along the center line of said Springfield Lake Boulevard, South 89 deg. 29' West, 1481.94 feet to an angle in said center line; thence continuing along said center line South 73 deg. 01' West, 66.13 feet to the true place of beginning of land herein described; thence continuing along the center line of said Springfield Lake Boulevard, South 73 deg. 01' West, 70.00 feet (an iron pipe is North 16 deg. 59' West, 30.0 feet from this point); thence at right angles, North 16 deg. 59' West, 213.70 feet to an iron pipe; thence North 67 deg. 52' East, 70.28 feet to an iron pipe; thence South 16 deg. 59' East, 220.00 feet to the place of beginning (an iron pipe is North 16 deg. 59' West, 30.0 feet from this point) and containing 0.349 of one acre of land. Being the same property conveyed by deed recorded in Volume 6512, Page 517 of the Summit County, Ohio records.
Property located at: 1849 Springfield Lake Blvd., Akron, OH 44312.
Property appraised at: One Hundred Eighty Thousand Dollars ($180,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
