By virtue of an Order of Sale No. CV2023 08 2761to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 12TH DAY
OF APRIL, A.D., 2024
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:
And known as being Tract No. 7, Highland Acres, a subdivision platted from land formerly known as the Franklin Miller Farm in Lot No. 6, Tract 4, of the said township and being further bounded and described as follows:
Beginning at a point in the West line of the said Tract No. 4, which is also the West line of the said Miller Farm, a distance of 1205.8 feet North of the intersection of the Akron-Massillon Road and the Krumroy-Myersville road; thence South 86 degrees east along the South line of the said Miller Farm, 450 feet to an iron pin set in the same; thence North 4' 30' east 84.5 feet to an iron pin; thence north 86 degrees West 450 feet to a point in the West line; thence South 4 degrees 30' west, along the west line 84.5 feet to the place of beginning.
Deed Reference Number: Dated March 12, 1985, filed May 22, 1985, recorded as Official Records Volume 7083, Page 442, Summit County, Ohio records.
Property located at: 1563 Massillon Road, Akron, OH 44312.
Property appraised at: Two Hundred Nineteen Thousand Dollars ($219,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 26th day of April, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
