By virtue of an Order of Sale No. CV2023 08 2960to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 3RD DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Stow, County of Summit and State of Ohio:

And known as being al of Lot Number 8, Trowbridge Estates, Part III, as recorded in Plat Book 89, Pages 18 and 19 of Summit County Record of Plats, be the same more or less, but subject to all legal highways.

PARCEL 2:

Situated in the City of Stow, County of Summit and State of Ohio:

Known as being part of Sublot 52 of the Virgil Housley Subdivision and more fully described as follows:

Beginning at an iron pin found at the Southeast corner of Sublot 9 of the Trowbridge Estates, Part III, as found in the Summit County, Ohio records of Plats Book 89, Pages 18 and 19; thence with the East line of said Trowbridge Estaes and the West line of Sublot 52 of the Virgil Housley Subdivision as described in the Summit County, Ohio records of Plats Book 23, Page 64, S. 0 degrees 09' 30" E., 90.00 feet to an iron pin found, said point being on said subdivision boundaries and N. 0 degrees 09' 30" E., 270.00 feet from the North right of way line of Ritchie Road, 60 feet wide; thence N. 89 degrees 50' 30" E., 100.00 feet to an iron pin set; thence N. 0 degrees 09' 30" W., 90.00 feet to an iron pin found; thence S. 89 degrees 50' 30" W., 100.00 feet to the true place of beginning, containing 0.2066 acres of land, be the same more or less, but subject to all legal highways, limitations and restrictions of record, if any, as surveyed and determined in May, 1980, by Douglas E. Bedore, Registered Surveyor 6023.

Property appraised at: Two Hundred Ten Thousand Dollars ($210,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 17th day of May, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
