By virtue of an Order of Sale No. CV2023 11 4382 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:
And known as being Lot 142 of the Van Hyning Addition, as platted and recorded in Plat Book 25, Page 69 of Summit County Records.
Excepting therefrom situated in the City of Barberton, County of Summit and State of Ohio and is Original Lot 59, Town 1, Range 12 and bounded and described as follows:

WV lying on the left side of the centerline being a part of Lot No. 142 in Van Hynings Addition as recorded in Plat Book 25, Page 69 of the Summit County Plat Records. Commencing at a point at the Northeast corner of said Lot No. 142, said point being 30.00 feet left of Station 11+52.39 on the centerline of Wooster Road as recorded in Plat Book ___, Page ___, of the Summit County Records and the true place of beginning;
1. Thence S. 50 deg. 29' 45" W., along the Westerly line of said Wooster Road, a distance of 27.39 feet to a point.
2. Thence N. 39 deg. 30' 15" W., a distance of 3.00 feet to a point.
3. Thence N. 50 deg. 29' 45" E., a distance of 27.39 feet to a point.
4. Thence S. 39 deg. 30' 15" E., along the Grantor's Northerly line, a distance of 3.00 feet to a point and the true place of beginning, containing 82 square feet of land based on a survey made by Gary L. Toussant, P.S. #6332 of Hammontree and Associates, Limited, Engineers and Surveyor of North Canton, Ohio, in 1994.
The basis of bearings for this description is N. 50 deg. 29' 45" E., the centerline of Wooster Road (assumed).

Property appraised at: Sixty-three Thousand Dollars ($63,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
