By virtue of an Order of Sale No. CV2023 06 1826 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Real estate situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:
Formerly North Hampton Township, and know as being a part of Lot #30 of said township, bounded and described as follows:
Beginning at a tile monument on the South line of North Hampton Township and Lot #30, which point is also the Northeast corner of Block "E" of the Chestnut Broad Acres Allotment as recorded in Plat Book 33, Pages 45-48 of Summit County Records of Plats; thence N. 98 deg. 45 min. W., along the South line of said township and lot, a distance of 613.80 feet to the true place of beginning of the parcel herein described; thence continuing along the South line of said township and lot N. 89 deg. 45 min. W., a distance of 110.00 feet to a point; thence N. 0 deg. 15 min. E., a distance of 150.0 feet to a point in the South line of Marcia Blvd., as shown on the dedication plat of said street, as recorded in Plat Book 45, Page 96 of Summit County Records of Plats; thence S. 89 deg. 45 min. E., along the South line of Marcia Boulevard, a distance of 110.0 feet to a point; thence S. 0 deg. 15 min. W., a distance of 150.0 feet to the true place of beginning and containing 0.38 acres of land, more or less but subject to all legal highways, restrictions and easements, if any.
Property located at: 2810 Marcia Blvd., Cuyahoga Falls, OH 44223.
Property appraised at: Two Hundred Thirty-one Thousand Dollars ($231,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
