Beginning at an iron stake at the Northwest corner of Lot Number Fifteen (15) of the Valley View Subdivision No. 2, as recorded in Plat Book 32; Page 54, Summit County Record of Plats; thence along the West line of said Lot, S. 3 deg. 37 min. West, 326.05 feet to the center line of Curtis Street as shown on said Allotment Plat; thence along the center line of the westerly extension of Curtis Street, N. 86 deg. 14 min. West, 823.80 feet to a point and the true place of beginning; thence S. 3 deg. 46 min. West, 215 feet to an iron stake; thence N. 86 deg. 14 min. Beginning at an iron pipe at the Northwest corner of Lot Number Fifteen (15) of the Valley View Subdivision Number 2 as recorded in Plat Book 32, Page 54 of Summit County Record of Plats; thence along the West line of said Allotment S. 3 deg. 37 min. West 326.05 feet to the center line of Curtis Street as shown on said Allotment Plot; thence along the center line of the westerly extension of Curtis Street, N. 86 deg. 14 min. West 773.80 feet to a point and the true place of beginning; thence S. 3 deg. 46 min. West 215 feet to a point; thence N. 86 deg. 14 min. West 50 feet to an iron stake; thence N. 3 deg. 46 min. East 215 feet to a point in the center line of Curtis Street Extension; thence S. 86 deg. 14 min. East along the center line of Curtis Street Extension 50 feet to a point and the true place of beginning, excepting therefrom so much as is included in Curtis Avenue (formerly Curtis Street) a dedicated street (Plat Book 45, Page 216).

Property appraised at: Thirty-three Thousand Dollars ($33,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 12th day of July, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
