By virtue of an Order of Sale No. CV2024 02 0693to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 12TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and the State of Ohio and known as a part of Lot No. Twenty-Four (24) in the Bittman Subdivision of a part of Tract No. Seven (7), Portage Township as recorded in Plat Book 3 at Page 11 of the Summit County Records being more fully described as beginning at the Northeast corner of Lot No. 24 in the West line of Bittman Street; thence Westerly along the North line of said lot a distance of about 132.98 feet to the Northwest corner of said Lot; thence South along the West line of said Lot a distance of 50 feet to a point; thence Eastwardly along a line parallel to the North line of said Lot to the East line of said Lot and the West line of Bittman Street; thence Northwardly along the East line of said lot, a distance of 50 feet to the place of beginning.
Deed Reference Number: Dated February 27, 2002, filed March 1, 2002, recorded as Instrument Number 54667696, Summit County, Ohio records.
Property located at: 84 Bittman Street, Akron, OH 44303.
Property appraised at: Sixty Thousand Dollars ($60,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 26th day of July, 2024. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
