By virtue of an Order of Sale No. CV2023 07 2400to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being Building Unit No. 34, Phase 21 of Parcel 2, Fairway Homes Condominium, together with the undivided interest in the common areas and facilities appertaining to said unit, all as shown by the drawings recorded in Plat Cabinet G, Slide 141, et seq., and as further described in the declaration of condominium ownership and by-laws originally filed in Deed Volume 6509, Page 42, et seq., as amended by the Nineteenth Amendment filed September 1, 1992 and bears Instrument No. 763184 and the drawings of which are recorded in Plat Cabinet H, Slide 596, et seq., of Summit County Records, as appears by said plat, be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated November 7, 2018, filed November 14, 2018, recorded as Instrument Number 56426311, Summit County, Ohio records.

 

Property located at: 2139 Fairway Blvd., Hudson, OH 44236.

Property appraised at: Three Hundred Sixty-nine Thousand Dollars ($369,000.00).

The appraisal was completed based on an exterior view of the property only.

"TO BE SOLD SUBJECT TO THE MORTGAGE OF DEFENDANT, PNC BANK, NATIONAL ASSOCIATION. MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AND THE AMONT REMAINING UNPAID ON THE CLAIM OR OBLIGATION SECURED BY THE MORTGAGE IN FAVOR OF DEFENDANT, PNC BANK, NATIONAL ASSOCIATION. APPRAISAL IS $369,000.00. JUDGEMENT OF PNC BANK, NATIONAL ASSOCIATION IS $122,618.46. $369,000.00 - $122,618.46 = $246,381.54. $246,381.54 X 2/3 = $164,254.36. OPENING BID IS $164,254.36."

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 22nd day of August, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
