By virtue of an Order of Sale No. CV2025 03 0971 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 17TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Real property in the City of Tallmadge, County of Summit, State of Ohio, described as follows;
And known as being part of Lots 2 and 5, Tract 10, formerly Tallmadge Township, also known as being part of Lot 1522 and all of Lots 1523 and 1524 of the Eastland No. 7 Allotment, unrecorded and more fully described as follows:
Commencing at a monument found at the centerline intersection of Shanafelt Avenue (50 feet wide) and Antone Avenue (50 feet wide); thence S. 40 deg. 30' 00" E., along the said centerline of Shanafelt Avenue, 230.00 feet to a point; thence S. 49 deg. 30' 00" W., a distance of 25.00 feet to an iron pin set on the South line of Shanafelt Avenue and the true place of beginning for the parcel herein described; thence S. 40 deg. 30' 00" E. along the South line of Shanafelt Avenue, 95.00 feet to an iron pin set; thence S. 49 deg. 30' 00" W., a distance of 120.00 feet to an iron pin set; thence N. 40 deg. 30' 00" W., a distance of 95.00 feet to an iron pin set; thence N. 49 deg. 30' 00" E., a distance of 120.00 feet to the true place of beginning and containing about 11,400.00 square feet (0.2617 acre) of land based on a survey made by Dean M. Culp, Registered Surveyor No. 6011, in December, 1991, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Ninety-five Thousand Dollars ($195,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 31st day of October, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
