By virtue of an Order of Sale No. CV2025 02 0715 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 7TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Copley, County of Summit and State of Ohio:
And known as being part of Lot Number Twenty-six (26), further bounded and described as follows, to wit:
Beginning at a point in the center line of Copley Road, which point is S. 87 deg. 0' E., a distance of 495 feet from the West line of Lot Number Thirty-five (35) of said township; thence N. 1 deg. 55' 30" E., a distance of 1250.53 feet to a point and the true place of beginning of the land herein described; thence continuing N. 1 deg. 55' 30" E., a distance of 83.00 feet to a point; thence S. 88 deg. 08' E., a distance of 531.22 feet to a point in the center line of a proposed street; thence S. 1 deg. 43 feet W., along the center line of said proposed street and parallel to the center line of Schocalog Road, a distance of 83.00 feet to a point; thence N. 88 deg. 08' W., a distance of 531.53 feet to the true place of beginning and containing 1.01 acres of land as surveyed by W. S. Mathews in February, 1939, subject to the restrictions that no building shall be erected nearer than 40' from the West side of said street. Subject to restrictions, easements and right-of-ways of record.

Property appraised at: One Hundred Twenty-three Thousand Dollars ($123,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 21st day of November, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
