By virtue of an Order of Sale No. CV2025 04 1901 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Cuyahoga Falls, County of Summit, and State of Ohio:

And known as being the Westerly 75 feet of Lot Number Two (2), the Westerly 75 feet of Lot Number Three (3) and the Westerly 75 feet of the Southerly 2 feet of Lot Number (1) of the Woodland Allotment, as recorded in Plat Book 18, Page 12 of Summit County Records of Plats and more fully described as follows:

Beginning at an iron pin monument set in the intersection of the centerline of West Bailey Road with the North line of said allotment; thence West 27.75 feet to an iron pipe set in the West line of Bailey Road; thence continuing West 129.00 feet to an iron pipe; thence South 0 deg. 11' 20" East 44.00 feet to an iron pipe and the true place of beginning of this description; thence continuing South 0 deg. 11' 20" East 88.00 feet to an iron pipe; thence East 75.00 feet to an iron pipe; thence North 0 deg. 11' 20" West 88.00 feet to an iron pipe; thence West 75.00 feet to an iron pipe and the true place of beginning and containing .15 acres.

Deed Reference Number: Dated March 7, 2005, filed March 22, 2005, recorded as Instrument Number 55164895, Summit County, Ohio records.

 

Property located at: 25 Hayes Avenue, Cuyahoga Falls, OH 44221.

Property appraised at: Two Hundred Sixteen Thousand Dollars ($216,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 21st day of November, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
