By virtue of an Order of Sale No. CV2025 02 0737 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit, and State of Ohio:

And known as being part of Original Lot 20, Tract 8 in said Township and more fully described as follows:

Beginning at the intersection of the Northerly line of said Lot 20 with the centerline of Marion Avenue, T.R. 351 (50' wide), also being at the intersection of the Southerly line of Valley View Allotment as recorded in Plat Book 32, Page 54 of the Summit County Record of Plats with the centerline of Marion Avenue (45' wide); thence S. 03 deg. 40'2" W. 80.00 feet along the said centerline of Marion Avenue, to the true place of beginning; thence S. 86 deg. 55' 9" E., 172.52 feet to a 5/8" rebar set (passing through a 5/8" rebar set 25.00 feet from said centerline); thence S. 02 deg. 42' 9" W., 80.54 feet to a 5/8" rebar set; thence N. 86 deg. 45' 1" W., 173.88 feet to a point on the centerline of said Marion Avenue (passing through a 5/8" rebar set at 25.00 feet from said centerline); thence N. 03 deg. 40' 2" E., 80.00 feet along the centerline of said Marion Avenue, to the place of beginning and containing 0.319 acres of land, more or less, as surveyed by Gary L. Phillips, Registered Surveyor with Gary L. Phillips and Associates, Inc., in September, 1992 but subject to all legal roads, highways, easements and restrictions of record. Bearings contained herein are based on the bearing of S. 87 deg. 06' 7" for the Northerly line of Original Lot 20 as indicated in Volume 4169, Page 421 of the Summit County Records of Plats and are used to denote angles only. Subject to all restrictions and limitations of record.

Property appraised at: Ninety Thousand Dollars ($90,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
