By virtue of an Order of Sale No. CV2025 07 3121 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 21ST DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:

And known as being a part of Tract No. 2 formerly Portage Township, and more fully described as follows:

Beginning at a point in the center line of Grant Avenue in said city, South 85 deg. 00 min. West, 82.90 feet from the intersection of said center line with the Westerly line of a 30 foot right of way of the Ohio Edison Company (the Easterly line of said right of way being the Westerly boundary of Sanfords Gorge Allotment); thence South 0 deg. 51 min. East, 315.00 feet to an iron pipe; thence parallel with Grant Avenue South 85 deg. 00 min West, 42.00 feet to an iron pipe; thence North 0 deg. 51 min. West, 315.00 feet to the center of Grant Avenue (60 feet wide); thence along the center line of Grant Avenue, North 85 deg. 00 min. East, 42 feet to the place of beginning, containing 0.30 acre of land, be the same more or less, but subject to all legal highways. Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00). 

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 5th day of December, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
