By virtue of an Order of Sale No. CV2025 02 0820 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Original Lot #1, Tract #4, formerly Springfield Township, bounded and described as follows:
Beginning at the Southeast corner of Lot #1 in the Willoughby Subdivision as recorded in Plat Book 39, Page 9; thence North 80 deg. 57' 25" West, a distance of 5.00 feet to the true place of beginning; this point is located in the West line of Hilbish Avenue (60 feet wide); thence due South along the West line of Hilbish Avenue, a distance of 65.00 feet to a point; thence North 89 deg. 57' 25" West, parallel to Cramer Avenue, a distance of 120.00 feet to a point; thence due North parallel to Hilbish Avenue, a distance of 65.00 feet to a point; thence South 89 deg. 57' 25" East, a distance of 120.0 feet to the place of beginning. This parcel of land contains 0.1719 acres, more or less, as surveyed by J. Jones, Registered Civil Engineer and Surveyor 1168.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
