And known as being part of the Northeast Quarter of Section 27, Township No. 12, Range No. 9 and all of Lots 40, 41, 42, 43 and a vacated alley as recorded in Disler's Addition to Greensburg as recorded in Transcribed Record 27 of the Summit County Records and being part of a tract of land now or formerly owned by Scott P. and Melanie E. Plummer by a deed recorded in Document No. 55911913 and a deed recorded in Document No. 55957990 of the Summit County Records. Beginning at a 3/4-inch iron bar in a monument box found at the intersection of the centerline of Massillon Road (S.R. 241) a 60 foot wide public right of way and the intersection of Greensburg Road, a 66 foot wide public right of way; thence South 03 deg. 58' 57" East, along the centerline of said Massillon Road, 213.03 feet to a point; thence South 86 deg. 04' 40" West, 30.00 feet to a 5/8-inch iron bar with cap #7503 set and the true place of beginning.

2. Thence South 86 deg. 07' 17" West along the North line of a tract of land now or formerly owned by Leroy W. Bailey by a deed recorded in Doc. No. 55281526 of the Summit County Records, 188.98 feet to a 5/8-inch iron bar found;
3. Thence South 54 deg. 04' 05" West along the North line of said Bailey tract, 95.11 feet to a 5/8-inch iron bar found;
4. Thence South 01 deg. 02' 40" West along the West line of said Bailey tract, 111.80 feet to a 5/8-inch iron bar found 0.21 feet (South);

9. Thence North 86 deg. 04' 40" East, along the South line of Village of Greensburg Plat as recorded in Plat Book 40, Page 74 of the Summit County Records, 238.92 to a 3/4-inch iron pipe with cap found 0.14 feet (West);

11. Thence North 86 deg. 04' 40" East, along the South line of said Praznik tract, 119.24 feet to a 5/8-inch iron bar with cap #7503 set and the true place of beginning;
The above described tract of land contains 3.7228 acres as surveyed by Thomas J. King, Jr., P.S. #7503 Professional Land Surveyor of Cuyahoga Falls, Ohio in August of 2014. The basis of bearings for this description is North 03 deg. 58' 57" West along the centerline of Massillon Road (S.R. 241), Grid North Ohio Coordinate System Zone North NAD 1983.
Property located at: 4800 Massillon Road, North Canton, OH 44720.
Property appraised at: Seven Hundred Fourteen Thousand Dollars ($714,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 10th day of July, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
