By virtue of an Order of Sale No. CV2025 10 4905 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being part of Lots Numbered Five Hundred Eighty-Eight (588) and Five Hundred Eighty-Nine (589) in the P.T. MCCOURT ALLOTMENT Plat Book 34, Pages 44 to 51 inclusive and bounded and described as follows:

Beginning in the East line of said Lot No. 589, which is also the West line of Hammel Street, Seventeen and Eighty Hundredths (17.80) feet South of the Northeast corner of said Lot No. 589; Thence South along the East line of said Lots Numbered 589 and 588, which is also the West line of Hammel Street, Forty-Eight and Eighty-Eight Hundredths (48.88) feet; Thence West parallel to the South line of said Lot No. 588, One Hundred Ten (110) feet to the West line of said Lot No. 588; Thence North along the West line of said Lots Numbered 588 and 589, Forty-Eight and Eighty-Eight Hundredths (48.88) feet; Thence East parallel to the North line of said Lot 589, One Hundred Ten (110) feet to the place of beginning. Property appraised at: Seventy-five Thousand Dollars ($75,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 10th day of July, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
