By virtue of an Order of Sale No. CV2025 10 4831 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Being a part of Original Lot 1 in Tract 15, formerly Tallmadge Township and more fully described as follows:
Beginning at a point on the Westerly line of Alaho Street which point bears N. 00 degrees 32' W., a distance of (150.05) feet from the point of intersection of the extensions of the Northerly line of Briner Avenue and the Westerly line Alaho Street as indicated on the dedication plat which is recorded in Plat Book 40, Pages 23 to 26, inclusive of the Summit County Records of Plats; thence S. 89 degrees 28' W., a distance of (117.29) feet to a point; thence N. 00 degrees 44' 35" E., a distance of (50.01) feet to a point; thence N. 89 degrees 28' E., a distance of (116.17) feet to a point on the Westerly line of Alaho Street; thence S. 00 degrees 32' E., along the Westerly line of Alaho Street, a distance of (50.00) feet to the place of beginning as determined on May 1, 1956 by Emmet J. McDonald, Registered Surveyor. Be the same more or less.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
