By virtue of an Order of Sale No. CV2026 01 0398 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 26TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Bath, County of Summit and in the State of Ohio:
And known as being part of Lot Number 7 in said township and more fully described as follows:
Beginning at a point in the center of the Osborn Corners-Everett Road, being also the center line of Lot Number 7, which point is 1811.00 feet West of the Northeast corner of Lot Number 7; thence South 0 deg. 25' West 462 feet; thence West on a line parallel to the North line of said lot 150 feet; thence North 0 deg. 25' East 462 feet to a point in the North line of Lot Number 7, being also the center of the Osborn-Everett Road; thence East along said road center and lot line 150 feet to the place of beginning, said parcel being 150 feet front on the Southerly line of Everett Road and extending back between parallel lines 462 feet and having a rear line of 150 feet, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Forty-four Thousand Dollars ($144,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
https://summit.sheriffsaleauction.ohio.gov on the 10th day of July, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
