By virtue of an Order of Sale No. CV2025 11 5429 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 10TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio and known as being a part of the Northwest Quarter of Section 27 of said Township of Green (nka City of Green) and described as follows:

Beginning at a point on the center line of the Greensburg Road which is South 73 deg. 54' East, a distance of 676.16 feet from the intersection of said line with the West line of the Quarter Section; thence South 73 deg. 54' East, a distance of 79.00 feet on the center line of the road; thence South 4 deg. 38' West, a distance of 784.21 feet; thence North 85 deg. 21' West, a distance of 77.42 feet; thence North 4 deg. 38' East, a distance of 799.89 feet to the place of beginning.

Property appraised at: One Hundred Forty-one Thousand Dollars ($141,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
