By virtue of an Order of Sale No. CV2025 10 5234 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

The following lands and property, together with all improvements located thereon, lying in the City of Macedonia, Summit County, OH, to wit:
Situated in the City of Macedonia, County of Summit and State of Ohio:
And known as being Sublot No. 187 in Indian Creek Village Estates, Block 3 as recorded in Plat Book 57, Pages 29-31 of Summit County Records, be the same more or less. This being the same property conveyed to Dwyne F. Busch, married, by deed from David Burnes, divorced and not remarried, dated 06/04/2012 and recorded on 06/04/2012 in Instrument No. 55864955, in the Summit County Recorders Office.

Property appraised at: Two Hundred Twenty-two Thousand Dollars ($222,000.00).
The appraisal was completed based on an exterior view of the property only.

MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBLIGATION SECURED BY THE FIRST MORTGAGE IN FAVOR OF THE DEFENDANT, U.S. BANK, NA. APPRAISAL IS $222,000.00. JUDGMENT OF U.S. BANK, NA IS $56,083.72. $222,000.00 - $56,083.72 = $165,916.28. $165,916.28 X 2/3 = $110,610.85. OPENING BID IS $110,610.85."
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 14th day of August, 2026. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
