By virtue of an Order of Sale No. CV2026 02 0464 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 25TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and known as being a part of Lot 20, Tract 9, formerly Coventry Township, and more fully described as follows:
Beginning at a point in the Easterly line of Manchester Road which is N. 3 deg. 07' W. along said line 49.66 feet from an iron pipe at the Northwest corner of Lot #1 of Summit Lake Allotment as recorded in Plat Book 11, Pages 2 and 3, Summit County Records; thence N. 3 deg. 07' W. along said Easterly line of Manchester Road, 49.66 feet to a drill hole in the cement walk; thence S. 88 deg. 32' E. 202.96 feet to an iron pipe in the Westerly line of Ohio Canal Lands; thence S. 8 deg. 16' E. along this line 50.23 feet; thence N. 88 deg. 32' W. 207.48 feet to the place of beginning and containing as surveyed June 16, 1924 by S.G. Swigert & Son, Civil Engineers, 0.2332 acres of land, be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-eight Thousand Dollars ($78,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 9th day of October, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
