By virtue of an Order of Sale No. CV2026 04 1362 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 6TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being part of Lots Fifty-seven (57) and Fifty-eight (58) of the Lookout Park Allotment as recorded in Plat Book 6, Page 61 of Summit County Records, described as follows:
Beginning at a point in the West line of Patterson Avenue, which is 100 feet South of the intersection of the West line of Patterson Avenue with the South line of Glenwood Avenue; thence West 130.15 feet to a point in the West line of Lot 58 which point is 72 feet South of the South line of Glenwood Avenue measuring along the West line of Lots 58 and 59; thence South along the West line of Lots 58 and 57, 35.50 feet to a point; thence East 130 feet to the West line of Patterson Avenue; thence North along the West line of Patterson Avenue 41 feet to the place of beginning.
Deed Reference Number: Dated November 27, 2006, filed December 14, 2006, recorded as Instrument Number 55397375, Summit County, Ohio records.
Property located at: 410 Patterson Avenue, Akron, OH 44310.
Property appraised at: Sixty-nine Thousand Dollars ($69,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 20th day of November, 2026. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
