By virtue of an Order of Sale No. CV2019 02 0800to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 13TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Northfield, County of Summit and State of Ohio:
And known as being Unit No. 16B in the Brandywine Preserve Condominium, Phase No. VII, as shown by the declaration of condominium ownership with plat attached as Reception #54074983, the First Amendment, Phase II is recorded as Reception #54100698, the Second Amendment, Phase III, is recorded as Reception Number 54163566 and the Third Amendment, Phase IV, is recorded as Reception Number 54198287, the Fourth Amendment, Phase V, is recorded as Reception Number 54235578, the Fifth Amendment, Phase VI, is recorded as Reception Number 54281397 and the Sixth Amendment, Phase VII, is recorded as Reception Number 54344497 of Summit County Records, together with an undivided percentage interest in and to all the common areas and facilities appurtenant to said unit as set forth in the declaration of condominium ownership, as the same may be amended from time to time, which percentage shall automatically change in accordance with the amendments to the declaration as the same are filed of record pursuant to the provisions of said amendments and will attach to the common areas and facilities in the percentages set forth in such amendments to the declaration, which percentages shall automatically be deemed to be conveyed effective on the recording of each such amendments to the declaration as though conveyed hereby, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).
The appraisal was completed based on an exterior view of the property only.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 4th day of December, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
