By virtue of an Order of Sale No. CV2020 01 0207to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of the Southwest quarter of Section 27 of said city and bound and described as follows:

Beginning at a point on the center line of W. Nimisila Road (C.H. 57) said point being South 75 deg. 17 minutes West and 225 feet distant from the intersection of the center lines of W. Nimisila Road and Grove Road (C.H 221); thence continuing South 75 deg. 17 minutes West along road center line, a distance of 150 feet to a point; thence North 3 deg. 39 minutes East, a distance of 358.02 feet to an iron stake; thence South 85 deg. 53 minutes East, a distance of 142.36 feet to an iron stake; thence South 3 deg. 39 minutes West, a distance of 310.01 feet to a point on the center line of W. Nimisila Road and the place of beginning and containing within said boundaries an area of 1.091 acres. Subject to all legal highways and to all restrictions, reservations and limitation of record. Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of December, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
