By virtue of an Order of Sale No. CV2009 10 7313 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, DREW ALEXANDER, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 29TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Hudson, County of Summit and State of Ohio, and being a part of Outlet "G" of Lake Forest Subdivision, as recorded in Plat Book 38, Pages 49-63, in the Summit County Plat Records, and being part of vacated Ingleside Drive (60' wide R/W), by Vacation Ordinance 1954-74) and being more particularly described as follows:

Being a re-survey of a parcel conveyed to Jeffrey R. Kissinger, Trustee of the Kissinger Decendants Trust, as recorded in Instrument 55462746, in the Summit County Deed Records, and being all of Auditor's P.P.N. 32-03784 and further described as follows:

Commencing at a 1/2" iron pipe found marking the Southeast corner of S/L 127 of Lake Forest Subdivision, as recorded in Plat Book 38, Pages 49-63, in the Summit County Plat Records; thence S. 64 deg. 11' 00" W., 206.00 feet with the South line of said subdivision, to a 1/5" o.d. iron pin found; thence N. 61 deg. 44' 45" W., 349.84 feet to a 5.8" o.d. capped iron pin found marking the Northwest corner of a parcel conveyed to Shirley A. Freshley, Trustee, as recorded in Instrument No. 50853647, in the Summit County Deed Records, also being the Southeast corner of a parcel conveyed to Sally J. Marquinez, as recorded in O.R. 2329, Page 1057, as recorded in the Summit County Deed Records, and being the principle place of beginning of the 0.819 acre parcel herein to be described; thence S. 22 deg. 12' 00" W., 137.00 feet with the West line of said parcel conveyed to Freshley (Instrument 50853647) to an iron pin set marking the Northeast corner of a parcel conveyed to Robert F. & Nancy J. VandeMotter, as recorded Instrument 54457983, as recorded in the Summit County Deed Records; thence N. 85 deg. 42' 00" W., 288.06 feet with the North line of said parcel conveyed to VandeMotter (Instrument 54457983) to a 1/2" o.d. iron pipe found marking the Northwest corner thereof, also being on the East line of Lot 59 of Pine Lake Estates No. 2, as recorded in Plat Book 76, Page 34, in the Summit County Plat Records, said Lot 59 conveyed to Anne G. Ritchie, Trustee, as recorded in Instrument 54348880, in the Summit County Deed Records, being the former centerline of said vacated Ingleside Drive, and passing over a 1/2" o.d. iron pipe found at 41.02 feet; thence with a curve to the left along the East line of said Pine Lake Estates No. 2 Subdivision (P.B. 76, Pg. 34), (radius 681.39 feet, delta angle 14 deg. 10' 09", arc length 168.51 feet) with a chord bearing N. 36 deg. 52' 01" E., 168.08 feet to a 1/2" o.d. iron pipe found marking the Southwest corner of said parcel conveyed to Marquinez (O.R. 2329, Page 1057) being on the East line of Lot 58 of said Pine Lake Estates No. 2 (P.B. 76, Pg. 34), said Lot 58 conveyed to Andrew T. & Mary Ann Fertal, as recorded in O.R. 710, Page 367 and passing over a 1/2" o.d. iron pipe found along the arc curve at 32.52 feet marking a common corner to said Lot 59 and Lot 58, said found pipe bears S. 30 deg. 15' 17" W., 13.01 feet from a 5/8" o.d. iron pin found marking the Northeast corner of said Lot 58; thence S. 83 deg. 00' 20" E., 239.96 feet with the South line of said parcel conveyed to Marquinez (O.R. Volume 2329, Page 1057) to the principle place of beginning, passing over a 1/2" o.d. iron pipe found at 206.13 feet, and containing 0.819 acres, more or less, and is subject to all legal highways, rights of ways, restrictions and orindances of record. The bearings of the above description are based on the South subdivision line of Lake Forest Subdivision, S/L 127, as being S. 64 deg. 11' 00" W., as recorded on the plat of Lake Forest Subdivision, as recorded in Plat Book 38, Page 49, in the Summit County Plat Records, and is an assumed meridian used to denote angles only. All irons pins set are 5/8" o.d. iron pins 30" long with red caps stamped "S. A. England #7452". The above description was prepared by S. A. England & Associates, under the direct supervision of Scott A. England, Ohio Registered Surveyor #S-7452 in August of 2010.

Property located at: 55 Ingleside Drive, Hudson, OH 44236.

Property appraised at: Three Hundred Thirty Thousand Dollars ($330,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the date of sale.
