at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:
Formerly Township of Northampton and known as being part of Original Lot 21 of said township and more fully bounded and described as follows:
Beginning at an iron pipe set on the Westerly line of said Lot 21 which is S. 0 degrees 36' 14" W., 1279.29 feet from an iron pipe at the Northwesterly corner of said Lot 21, being also N. 88 degrees 45' 00" W., 1104.45 feet from the Southeasterly corner of a parcel of land conveyed to G. T. Quick by instrument recorded in Vol. 2053, Pages 144-145 of the Summit County Records of Deeds, said place of beginning being also N. 0 degrees 36' 14" E., 1290.03 feet from an iron pipe found at the Southwesterly corner of O.L. 21, said place of beginning also the Northwesterly corner of a parcel of land conveyed to E. M. Phillips by instrument recorded in Vol. 81, Page 25, 002 of the Summit County Records of Registered Lands, said place of beginning being at an angle in the boundary of land of I. T. Quick; thence N. 0 degrees 36' 14" E., along said lot line 465.74 feet to the intersection of the Westerly line of Lot 21 with the centerline of Bellaire Lane (T.R. 189) a 60' highway; thence N. 86 degrees 04' 00" E., along to centerline of Bellaire Lane 637.86 feet to an iron pipe, (witness an iron pipe set S. 11 degrees 01' 19" E., 30.23 feet from this point); thence S. 11 degrees 01' 19" E., 276.90 feet to an iron pipe set and true place of beginning of land herein to be described; thence continuing S. 11 degrees 01' 19" E., 144.94 feet to an iron pipe set at the Northwesterly corner of a parcel conveyed to G. T. Quick by instrument recorded in Vol. 2053, Page 144-145, Deeds, (witness an iron pipe set, S. 3 degrees 37' E., 111.55 feet, being at the Southwesterly corner of Quick); thence N. 88 degrees 33' E., along the Northerly line of Quick 161.53 feet; thence continuing along the Northerly line of Quick following the arc of a circle convex to the Northwest (central angle = 78 degrees 12', radius = 65.00 feet), 88.72 feet to the point of tangency, said line also being in the center of a driveway, 12 feet wide; thence continuing along the center line of said drive and Northerly line of Quick N. 54 degrees 50' E., 64.00 feet to the Northeasterly corner thereof and centerline of Quick Road (C.H. #41), 60 feet wide; thence N. 29 degrees 32' W., along the centerline of Quick Road 171.63 feet (witness an iron pipe set S. 60 degrees 28" W., 30.00 feet); thence S. 60 degrees W., 227.69 feet to the true place of beginning and containing 1.0248 acres as surveyed March, 1965 by Robert J. Fish, Reg. Surveyor #4240. Reserving therefrom an easement for ingress and egress in favor of land now standing in the name of G. T. Quick (2053/144-145) six (6) feet in width along the Southerly line of land herein described, extending from the centerline of Quick Road Westerly a distance of 152.72 feet to its termination at the Westerly segment of the Southerly line of land herein described.

Property appraised at: One Hundred Seventy-four Thousand Dollars ($174,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $8,700.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the date of sale.
